Staging Your Home For Sale:
After the Holidays
This video discusses what you should be doing to stage your home for sale prior to the Spring. It is full of tips including:
- Walking Around Your Home and Identifying Areas for Improvement
- Cleaning The Outside of your Home to Make it More “Curb Friendly”
- Hiring a Staging Professional to Help Stage Your Home for a Quick Sale
Invite a Friend
After watching the video, consider inviting a friend over to have them walk through your house to suggest areas for improvement. Make sure to give them a notebook and a pen, so that they can tell you what they would expect to see in a house of your size, and have them include things that they like and don’t like. Make sure to choose a friend who will be “honest” with you, as you want honest and actionable feedback about what your house looks and feels like.
Open Houses and Online Searches
Finally, try to visit a few local open houses to see the neighborhood “competition”. This will help you understand what features in your home are unique and which ones should be featured prominently in the marketing of your home. If you can’t go out and visit open houses, try and look online using my app or the Loudoun Home Search to view homes for sale in your neighborhood. Remember: Over 90% of buyers start their home search online and view at least 5-7 properties in a given area before engaging a professional. Think what would make your home look attractive in the pictures, and that will help you get ahead of the competition!
