When we put a client’s home on the market with the Ian Bush Homes, we tell customers to expect a call at any time (during the listing hours that we put in the MLS), and when you get it remember “Lights, Camera, Action”:


When preparing for a buyer visit, we tell clients to turn on every light in their rooms, and to open up the blinds/draperies. This step allows a potential buyer to feel that each room is ready to see and it helps them visualize themselves in the home.

Additionally, if you think back to a tip we had in our video, “Staging your Home”, you should also be sure that your windows are clean (and the screens removed if possible). This simple step will make your home more attractive and when the buyer looks out the window, all they will see is a nice, clear view of the property.


Is your home “camera-ready”? Are there dishes in the sink, clothes on the floor, or trash in the trash cans? If so, make sure to take out the garbage and keep your trash cans empty (as much as possible)!


Many sellers want to stay in the house while the buyer comes through and tell them about the specific benefits of their house. Unfortunately, this tactic usually backfires because sellers often tell the buyer more information than they need or want because of their passion to get the home sold, and this turns buyers off.

Your best bet is to give those buyers a couple hours, and have your agent tell you when to return. While it might be difficult to stay away, know that this should only last for 45-60 days, and soon you will be on your way to your new home!
